When industrial fencing is the right call
The jump from commercial to industrial spec is usually driven by one of these, and often by several at once:
- The perimeter runs thousands of feet rather than hundreds
- Loaders, forklifts, trailers and trucks work close enough to the line to hit it
- Energized equipment inside the compound makes the fence part of an electrical safety detail
- Process equipment, tanks, pumps or switchgear sit inside and cannot be moved if the fence fails
- The ground rolls, drops into swales or crosses a drainage line rather than sitting flat
- Vehicle gates have to take daily truck traffic and stay square doing it
- The site expects the fence to outlive several facility managers
- A corporate or utility specification already dictates the material and will be checked on handover
There is a version of this we will talk you out of. A quiet back line against woods, with nothing driving near it, rarely needs the same spec as the yard side of the same property. Spending the industrial budget where the equipment actually works and stepping the spec down where nothing touches the fence is usually the better plan.

Most industrial sites end up mixing them. Heavy chain link for the long runs where cost per foot dominates, panel around the compounds holding the expensive equipment, and coated fabric across whatever frontage gets looked at.
Selvage and the bottom detail
Two small choices matter more on an industrial fence than anywhere else. Fabric selvage, the finish at the top and bottom edge, can be knuckled or twisted, and a twisted top is a meaningful deterrent while a knuckled bottom is kinder to anybody working along the line. The bottom detail matters more. On a yard where material spills, debris drifts or a loader nudges the fence, a bottom rail or a tension wire stops the fabric from being pushed out at the base, which is the failure that starts most long term fabric damage.
How we build an industrial perimeter
Long runs reward planning. The order below is what keeps a mile of fence straight and a plant operating at the same time.
- Walk the full perimeter with your facilities or plant contact, including the corners nobody has visited in years
- Identify the sections that must stay secure overnight, and sequence the work around them
- Request locates, cross check against site drawings, and hand mark anything the locate service will not cover
- Set out the line with strings and stakes across the rolling sections, deciding where the fence rakes and where it steps
- Dig and set terminals, corners and gate posts first, in footings sized to the height, the wind and the gate load
- Set line posts to the string line, holding spacing rather than stretching it across a long run
- Cure the concrete before any fabric is tensioned against it
- Run rail or tension wire, stretch fabric with a come along, then fit bottom rail or wire and close the base at low points
- Hang and adjust vehicle gates under load, then walk the finished perimeter with the site and clear the punch list
On a working plant we keep every section we open closed again the same day. That is a scheduling constraint more than a technical one, and it is the first thing we plan around rather than the last.
Long runs across Upstate industrial ground
Piedmont ground does not give you flat perimeters. Industrial parcels across Anderson County and along the Greenville County line roll, drop into drainage swales and cross old fill from earlier site work, and a fence line has to deal with all three in the same run. Chain link fabric can rake with the grade, which is a real advantage over panel systems here, but rake has limits and the line still has to step where the drop gets steep. Where the fence crosses a swale we close the gap under the fabric rather than leaving a hole that widens with every storm.
Cecil series red clay is the dominant soil across more than 10 million acres of the southeastern Piedmont, and it defines the footing detail. It holds its shape, which is why posts stay plumb once they are set correctly, and it drains slowly, which is why a narrow hole is a water trap. Add about 48 inches of rain a year against a national average of 38, spread across a climate with no dry season, and a post carrying a heavy gate spends most of the year in wet ground.
The infrastructure here reflects the water too. What drives the price of industrial fencing
- Total linear feet, and how many corners and direction changes the perimeter has
- Height, since industrial runs commonly sit at eight feet and up
- Pipe outside diameter, wall thickness and coating system on the framework
- Fabric gauge, mesh opening and selvage, which together set the cost per roll
- Bottom detail, with a bottom rail or poured curb costing more than a tension wire
- Vehicle gate count, opening width and gate type, which is often the largest single line
- Gate automation, loops, conduit and the coordination that goes with it
- Grade, since stepping a panel line across rolling ground adds posts and cut panels
- Ground conditions, rock, old fill, buried slabs and footings from a previous fence
- Phasing and night or weekend work needed to keep the plant running and the yard secure
Gates are where industrial budgets get away from people. A single wide cantilever slide gate with an operator can cost more than several hundred feet of perimeter running beside it, so it is worth deciding early how many vehicle openings the site genuinely needs. Two well placed gates usually beat four convenient ones.
Vehicle gates and grounding on an industrial site
Two parts of an industrial perimeter cause more rework than everything else combined: the vehicle gates and the electrical detail around energized equipment.
Size the gate to the vehicle, not the opening
Measure the widest thing that has to pass, then check the approach. A tractor trailer needs turning room on both sides of the opening, not just clearance through it, and a gate that technically fits but forces a three point turn will be run into within a year. We check the real path, including where a driver will actually swing the trailer, before we fix the opening width.
Swing, cantilever or ground track
Double swing gates are the cheapest and need a clear level radius on the inside, which industrial yards often do not have. Ground track slide gates are inexpensive but the track collects mud, gravel and debris, and on a wet site that means a gate that jams. Cantilever slide gates carry the leaf on rollers with no ground track at all, which is why they dominate on industrial sites, and they need room alongside the opening for the counterbalance tail, generally around half the opening width again. Plan that space before you set the fence line.
Grounding around energized equipment
A long metal fence running near high voltage equipment or transmission lines can pick up induced voltage, which is why substation and utility compound fences are grounded and electrically tied together to an engineered detail rather than simply built. That detail belongs to your electrical engineer or utility standard, not to a fence contractor. We build the fence to the grounding detail we are given, coordinate post positions with your electrical contractor so ground rods and the jumpers across gates and splices land where they should, and flag anything on site that will not work before we start rather than after.
Plan for the repair now
Something will hit an industrial fence eventually. The spec decides whether that is a two hour fix or a purchase order. Chain link is the most repairable perimeter material we install because fabric, rail and fittings are common stock, and that repairability is a genuine argument for it over a panel system on a yard where vehicles work close to the line.

Industrial fencing questions from plant and facilities managers
How long should an industrial fence last?
Decades, if the footings and the coating are right. On a properly specified galvanized chain link perimeter the fabric and framework will normally outlast several facility managers, and the parts that need attention along the way are gate hardware and impact damage rather than the fence itself.
What shortens it here is almost always water at the post. With about 48 inches of rain a year on slow draining Cecil clay, a narrow footing keeps steel wet year round and the post goes at grade while the fabric above is still sound. Wide footings, correct depth and a crowned top are the cheap part of a long service life.
Do you handle fence grounding at substations and equipment compounds?
We build the fence to the grounding detail your electrical engineer or utility standard provides, and we coordinate post positions so ground rods and jumper connections land where the drawing wants them. The electrical design itself belongs to your engineer, not to us, and we will not pretend otherwise.
What we do bring is sequencing. Grounding work goes in at specific points in the build, and a fence contractor who sets every post first makes life hard for the electrical contractor. Tell us the detail up front and we plan the sequence around it.
What is the best vehicle gate for a muddy industrial yard?
A cantilever slide gate, in most cases. It carries the leaf on rollers mounted to posts rather than running in a ground track, so mud, gravel and debris have nothing to jam. Ground track slide gates are cheaper and reliably become a maintenance problem on a wet site.
The tradeoff is space. A cantilever gate needs room alongside the opening for the counterbalance tail, generally around half the opening width again, and that space has to be clear and inside the fence line. Plan it before the perimeter is set rather than discovering it when the gate arrives.
Can you fence a long run across rolling and uneven ground?
Yes, and chain link is the material that handles it best. Fabric rakes with the grade over gentle slopes, which keeps the bottom of the fence close to the ground without stepping. Panel systems have to step, which costs posts and leaves triangular gaps at each step on sloped ground.
Where the grade gets steep or the line crosses a swale, we step the fence deliberately and close the gap underneath with a rail, a wire or a poured curb. A gap under a fence at a drainage crossing only gets bigger, because every storm moves more soil through it.
Can you work around a plant that cannot shut down?
Yes. We sequence industrial work so every section we open is closed again the same day, and we plan which parts of the perimeter have to stay secure overnight before the first post comes out.
Our hours are 7:00 AM to 7:00 PM, seven days a week, which lets the disruptive stretches land on a weekend, before a shift change or during a scheduled shutdown. Phasing costs more than one continuous pass, and on a running plant it is nearly always the cheaper option once lost production is counted.
Should we repair the existing perimeter or replace it?
Repair, if the post line is sound. Chain link is the most repairable perimeter material there is, and on many industrial fences the posts are still plumb and solid while the fabric has been damaged, stretched out or pushed open at the base by years of yard traffic.
Replace when the posts have failed at grade, when the framework is too light for the fabric you now need, or when the gates have racked so far out of square that the openings no longer work. We walk the line and mark what is reusable rather than pricing a full replacement by default.
