Gate installation is the part of a fence job where the engineering actually shows. A fence panel just stands there. A gate hangs off one edge, gets pushed, pulled and slammed several times a day, and every one of those loads tries to twist it into a parallelogram.

We build and hang walk gates, double drive gates and cantilever slide gates across Anderson County and Greenville County, in wood, vinyl, aluminum, steel and chain link. We also rebuild and rehang gates on fences we did not install, which is most of the gate work we do.

On a new fence, the gate posts go in first and heavier. On a repair, the first thing we check is whether the post is still plumb, because rehanging a good gate on a leaning post buys you a few months at most.

Signs your gate needs work

Gates give plenty of warning before they quit. These are the symptoms, in roughly the order they appear:

  • You have to lift the gate to get the latch to catch
  • The gap at the latch side is wider at the top than at the bottom, which means the leaf has racked
  • The bottom corner on the latch side drags an arc in the dirt
  • The hinge side post leans toward the opening, or you can rock it by hand
  • Hinge screws have backed out or the wood around them is crushed and oval
  • The gate swings open or shut on its own, which is a post out of plumb rather than a hinge fault
  • A double gate no longer meets in the middle, or the drop rod misses its sleeve
  • Welds cracked at the corners of a metal frame, usually at the bottom hinge corner first

Caught early, most of these are an afternoon: reset a post, add a brace or a tension cable, fit a rated hinge set. Left alone, the leaf twists permanently and the frame has to be rebuilt. The width limit on a single swing leaf is real. Past about five feet in wood, the leverage on the hinge side grows faster than the frame can resist, and a six foot single leaf will sag unless it is a welded steel frame with a tension cable. That is the point where we split it into a double or move to a slide.

How we build and hang a gate

The order matters here more than anywhere else on a fence, because everything after the posts depends on those posts being right.

  1. Measure the opening, the swing arc and the fall of the ground across that arc
  2. Confirm what has to pass through, including the widest vehicle or machine you expect
  3. Size the gate posts and footings to the leaf weight and width, not to the fence
  4. Set the gate posts in concrete, deeper and in more concrete than any line post on the job
  5. Let those footings cure fully before hanging anything on them
  6. Build the leaf square, with a diagonal brace in compression from the bottom hinge corner
  7. Hang on rated hinges, through bolted, with the leaf held to its final height while fixing
  8. Fit the latch, the drop rod and its ground sleeve, then adjust until it catches without lifting
  9. Swing it a dozen times through the full arc and re-check the gap top and bottom

A gate that is adjusted while the concrete is still green will need adjusting again in a month. Waiting is the cheapest quality control there is.

What Anderson County conditions do to a gate

Gate posts fail here for a specific reason. Cecil clay drains slowly, so a post hole holds water long after the rain stops, and around 48 inches of that rain falls on Anderson every year. A post carrying a gate is already being levered sideways every time the leaf swings, and saturated clay around the footing gives that lever somewhere to move. Frost is not the issue in the Upstate. Wet clay and wind load are, which is why gate footings here are about width and crowning rather than depth alone.

Humidity works on the leaf itself. This is a humid subtropical climate with no dry season, so wood gates take up and give back moisture all year and a leaf built tight in August binds in February. We leave clearance at the latch side and use bracing and hardware that can be re-tensioned rather than replaced.

Pool gates are the one place where the hardware is not a preference. South Carolina builds to the International Residential Code, which sets a minimum 48 inch barrier around residential pools and requires gates that are self closing and self latching. That changes the hinge, the latch and the swing direction, and it is worth getting right the first time.

What drives the price of a gate

Gates cost more per foot than fence, and the reasons are all structural:

  • Opening width, which drives leaf weight and therefore everything else
  • Single leaf, double leaf or slide, each a different build entirely
  • Material, with welded steel frames costing more than wood and lasting longer under load
  • Post size and footing volume, since a gate post takes several times the concrete of a line post
  • Hinge grade and count, because rated hinges on a heavy leaf are not a small line item
  • Latch and lock hardware, from a gravity latch to a code compliant self latching set
  • Drop rods, ground sleeves and cane bolts on double gates
  • Bracing method, whether a wood compression brace or a steel frame with a tension cable
  • Ground conditions across the arc, including grading or pavers to keep the leaf clear
  • Preparation for automation later, such as conduit and heavier posts set now

If a powered gate is anywhere in your plans, say so at the quote. Setting a heavier post and running a sleeve under the driveway while the ground is open costs a fraction of retrofitting both later.

The leaf is a lever on the hinge post

A four foot leaf puts its weight two feet out from the hinge. A twelve foot leaf puts it six feet out, and that load never lets up. The hinge post is not holding weight, it is resisting a constant twisting moment, which is why it needs to be bigger and set in more concrete than the fence post beside it. Most gates that fail in this county did not break, their post rotated.

A rectangle wants to become a parallelogram

Any four sided frame will rack under load unless something stops it. In wood, the fix is a diagonal in compression running from the bottom corner on the hinge side up to the top corner on the latch side, so the brace is pushed rather than pulled. Run it the other way and it is a decoration. On steel frames the diagonal is welded in or replaced with a cable and turnbuckle pulling from the top hinge corner down to the bottom latch corner, which is the direction that takes the sag out.

Hardware is rated for a reason

Hinges carry a stated weight. Screws into end grain do not, which is why a through bolted hinge holds when a screwed one pulls out. Tall leaves take three hinges, not two, so the load is shared and the top one is not doing all the work. Latches wear at the strike, and a latch that only catches when you lift the gate is telling you the geometry has already moved.

Gate questions from Anderson County property owners

Why does my gate sag and stop latching?

Almost always one of two things: the hinge post has rotated in the ground, or the leaf itself has racked out of square. You can tell them apart in ten seconds. If the gap at the latch side is even but the whole gate has dropped, the post moved. If the gap is wider at the top than the bottom, the frame racked.

Both are fixable. A rotated post gets reset or sleeved with a proper footing, and a racked leaf gets re-squared with a compression brace or a cable and turnbuckle. Doing the second without fixing the first just moves the problem, which is why we look at the post before we quote anything.

How wide can a single gate be before it needs to be a double?

About five feet is the practical limit for a single wood leaf. Beyond that, the leverage at the hinge side grows faster than a wood frame resists it, and the gate begins to sag no matter how well it was built.

Wider openings go one of three ways: a double gate with two leaves and a drop rod, a single leaf on a welded steel frame with a tension cable, or a cantilever slide. Which one depends on how much room you have to swing and whether the driveway rises away from the gate.

Can you add a gate to a fence that is already up?

Yes, and it is a common job. We cut the opening, set proper gate posts on both sides with footings sized for the leaf, and build the gate to match the existing fence as closely as the weathering allows.

The part that cannot be skipped is the posts. Hanging a gate on an existing line post is the single fastest way to end up with a leaning post and a gate that drags, because line posts are sized to hold fence, not to resist a lever.

What hardware does a pool gate need in South Carolina?

Self closing hinges and a self latching latch, on a barrier at least 48 inches high, because South Carolina builds to the International Residential Code and that is what the code requires around a residential pool.

There are details beyond the basics: the gate should swing away from the pool, and the latch release has to sit where a small child cannot reach it. We set pool gate hardware to those requirements as a matter of course, and our pool fence page goes through the barrier rules in full.

What is a cantilever slide gate and when do I need one?

It is a gate that rolls sideways on rollers mounted to posts, carried on a counterbalanced tail rather than a track in the ground. Nothing swings, and nothing runs in a groove that fills with gravel and leaves.

It is the answer when a swing gate cannot work: a driveway that rises away from the opening, a short driveway with no room for a leaf to swing, or a commercial yard where a gate is opened many times a day. It needs clear run back room beside the opening, roughly half again the width of the gate.

Can you build a gate that a motor can be added to later?

Yes, and it is worth deciding now. An operator does not make a gate stronger, it just moves a gate that already had to be built for the job, so the frame, the hinges and the posts have to be specified for automation from the start.

While the ground is open we can set heavier posts and run conduit or a sleeve under the driveway for power and safety loops. Doing that during the gate build costs very little. Doing it after the concrete is poured means cutting the driveway.
