Bronze aluminum fence closing a property line on a compact lot in Welcome, SC

Fence Company in Welcome, SC

Welcome grew around a road junction rather than a mill gate, and that shows in the fencing. Most of what we build here is short, solid and aimed at a highway.

Anderson Fence Company is a fence company in Welcome, SC, the compact community sitting on the White Horse Road and Anderson Road junction in west central Greenville County. The 2020 census counted 7,298 people inside a footprint of about 4.66 square miles, with Parker along the northern edge.

This one started as a crossroads rather than a company village, and it started early. Welcome Baptist Church was organized on 25 April 1875 by people who had been meeting in a blacksmith shop near the meeting of those two roads, which puts the community here before the textile mills that shaped the neighborhoods around it. The result is a place built along highways, with commercial frontage on the main roads and houses tucked in behind it. That arrangement sets the fencing brief.

Fencing a yard that backs onto a highway

A good number of Welcome properties have a rear or side boundary against something that is not another back yard: a commercial parking lot, a service drive, a stretch of frontage road, or the highway itself. The fence on that side is not marking a boundary, it is doing three specific jobs, and each one changes the specification.

  • Blocking headlights, which means solid to full height with nothing open at grade, because a gap at the bottom is exactly where a low beam comes through
  • Cutting noise, which is a matter of mass and gaps rather than height, so a tight solid panel beats a taller slatted one
  • Stopping litter and foot traffic, which is why we close the bottom rail to the ground on this side rather than leaving mowing clearance
  • Keeping children and dogs off a road that carries real traffic, which rules out anything with a climbable horizontal rail on the yard side

Wood does this well and steel panel does it better where the exposure is worst. A corrugated metal privacy fence has no boards to cup or gap, nothing to stain, and it takes wind off a highway without flexing. On a boundary against commercial ground it also tends to last longer, because the failure mode there is impact rather than weather.

Small lots mean short runs, and short runs price differently

Welcome packs its houses into about four and a half square miles of land, and a full back yard perimeter here is often 150 to 250 feet rather than the 400 you would fence behind a newer house further out. That changes the arithmetic in a way that catches people out when they compare quotes.

The fixed parts of a fence job do not shrink with the run. Every corner needs a heavier post set in more concrete. Every gate needs a post sized for the leaf it carries, plus hinges and a latch. Getting to site, locating utilities, setting up and cleaning up take the same time on 150 feet as on 400. So the cost per foot on a short run is always higher, and a per foot number quoted over the phone will always be wrong here.

That is the main reason we quote on site, for free, with no deposit. On a small Welcome lot the honest number depends on how many corners you have, how many gates you need and what has to come out first, and none of those are visible from a map.

4.66 square milesCovers the whole of Welcome, land and water together, which is why so many perimeters here come in under 250 feet.

What is already on the line

The housing here runs mostly mid century, and much of it already carries a fence of some description, often galvanized chain link put in decades ago. Before we price new work we walk what is standing. Sound fabric on solid terminal posts can be restretched and retied rather than replaced. Fabric rusted through at the bottom edge cannot.

Where a new fence meets an old one on a neighbor's side, the heights almost never match, and there is no rule that says they must. We line up what we can, close the gap where the two meet so a dog cannot use it, and leave both fences independent so that replacing one later does not mean touching the other.

Welcome is unincorporated, so there is no local ordinance and no town office to apply to. Greenville County, your recorded plat and any covenants on your deed are the whole of it, and South Carolina sets no statewide fence permit or height limit. On a lot with road frontage the practical constraint is visibility at the drive, not a rule book.

Questions we get asked

Fence questions from Welcome homeowners

My yard backs onto a parking lot. What sort of fence actually helps?

Solid, full height, and closed at the bottom. Headlights come through a gap at grade more than they come over the top, so the detail that makes the difference is running the fence down to the ground rather than leaving the usual couple of inches for a strimmer. For noise, mass and tightness matter more than height, so a solid wood or steel panel beats a taller fence with any gaps in it.

Steel panel is worth pricing on this kind of line. It does not cup, gap or need staining, and on a commercial boundary the thing that usually damages a fence is a vehicle rather than the weather, which steel takes better than wood. Whichever you pick, put the good face toward your own yard. The parking lot is not the audience.

Why is the cost per foot higher on my small yard than on a bigger one?

Because a fence is not priced by the foot in any honest sense. Corners, gates, terminal posts, utility locates, getting to site and cleaning up cost roughly the same whether the run is 150 feet or 400. Spread those fixed costs over fewer feet and the per foot figure goes up, even though the total bill is lower.

Welcome lots are compact, so this comes up here more than almost anywhere we work. A 180 foot perimeter with four corners and two gates has a lot of expensive components packed into a short length. It is the main reason we quote on site for free with no deposit, because the only accurate number comes from counting your actual corners and gates rather than multiplying a rate.

Do I need a permit to put a fence up in Welcome?

There is no Welcome town hall to issue one. This is unincorporated Greenville County, and South Carolina has no statewide fence permit or state height limit, so the applicable rules come from the county, from your recorded plat and from any covenants recorded against your deed.

What does apply on a lot with road frontage is visibility. A tall solid fence right at the edge of a driveway makes pulling onto a busy road blind, and that is a genuine hazard at this junction rather than a technicality. The City of Anderson writes the principle into its development standards, keeping anything that blocks vision out of the sight triangle between 42 inches and 10 feet above the road surface. We build to that idea whether or not a rule forces it.
