Deep lots, old trees and the line you already have

Subdivisions from the 1950s through the 1970s were laid out with room to spare compared with what gets platted now. That is good news for anyone who wants a real back yard and bad news for the quote, because the perimeter of a deep lot is a lot of linear feet. Most of the price difference between two houses on the same street comes down to that number rather than to the material on the posts.

The trees planted when those streets were new are sixty and seventy years old now, and a fair number of them ended up on or near the property line. The Boulevard side of the work

My fence is about thirty years old. Is it worth repairing or should I replace it?

Check the posts before you look at anything else. If the posts are solid and only boards, rails or fabric have failed, repair is usually the better buy and we will quote it that way. If the posts move when you lean on them, or a screwdriver sinks into the wood at ground level, you are paying to prop up something that has already failed, and every repair after that one gets more expensive.

There is a middle path that works often in Wade Hampton. Plenty of these fences have one bad stretch, typically the section that sits lowest or catches the most water off a downspout, with the rest still sound. We will rebuild that stretch and leave the rest alone. There is a large oak sitting right on my property line. Can the fence go around it?

Usually yes. We shift the posts either side of the trunk, shorten the bays to keep the run looking even, and bring the fence up to the tree on both sides rather than trying to drive a post through the root plate. It leaves a gap at the trunk, which matters if you have a small dog and can be closed with a short filler panel scribed to the bark line.

What we avoid is cutting through a structural root to keep the line perfectly straight. A sixty year old oak that loses a major root can become unstable, and in a community with this many mature trees, a fence built under a compromised one is a repair bill waiting on the next storm. If the trunk sits exactly on the boundary, that is also a conversation worth having with the neighbor before we start rather than after.
