If you own rental property here, buy one extra panel with the job and put it in the crawl space. Profiles get discontinued, sun changes the color of a panel over a decade, and a ten year old run never matches a fresh section exactly.
Lots that fall toward the water, and where the fence stops
Lake Hartwell borders Clemson on the west, roughly 56,000 acres of water with 962 miles of shoreline, and it was built by the US Army Corps of Engineers. No, and this catches out more people than any other question we get on this side of the county. Lake Hartwell is a US Army Corps of Engineers reservoir, and on most lots a band of federal land sits between the back of the property and the water. Your fence stops where your ownership stops.
In practice that means finding the pins or reading the plat before a line gets strung. Some lake lots have far less usable depth than the lawn suggests, and it is better to know that while we are holding a tape than after the posts are concreted. We will tell you what the boundary allows and quote to that.
Is vinyl a good fence for a rental property?
It can be a very good one, because the maintenance an absentee owner never has to schedule is the whole point. Nothing to stain, nothing to sand, no board to swap between leases, and no finish that looks neglected in year six. Those are real costs on a wood fence and they land on the owner, not the tenant.
The catch is impact rather than weather. Gates and the corner by the driveway take the damage, so heavy wall panels in routed posts and upsized gate posts are worth the difference here. Order one spare panel with the job so a future repair is a swap rather than a hunt for a discontinued profile.
Will a vinyl fence work on a lot that slopes toward the lake?
Yes, with the understanding that it will step rather than follow the grade. Vinyl panels are rigid, so the run comes down in stages and each stage leaves an opening under the bottom rail that grows toward the low post. On a gentle fall nobody notices. On a steep one it is obvious.
